Q: Is now the right time to buy in Katy?

"If you plan to stay 5+ years, almost always yes. Mortgage rates trending down, inventory normalizing in Cinco Ranch, Cross Creek Ranch and Cane Island. New-build incentives from KB Home, Lennar, and Highland are still strong."

Q: Where are the deals?

"Cinco Ranch's older sections (built 2000-2008) — homes that need updating but sit on great lots. Buy, renovate, hold."

Q: Common buyer mistake?

"Not getting fully underwritten before house-hunting. A pre-approval letter isn't enough in this market. Talk to a Katy mortgage broker and get a full underwrite before you write offers."
